Josiah's timely help and professional support, saving the buyers a lot of troubles and lot of money in the future. Most of all, it brings me a great peace of mind, which is priceless. Thank you, Josiah. We are so lucky to have you! As the buyers’ agent, what makes me lose my sleep in the night? Not the market, not the rates. but closing a house without knowing the per-existing problems, such as mold under paints. Fortunately Josiah came to rescue! In the HOT July, we were almost due for inspection contingency. The property was newly renovated. We were told the seller had painted the wood structure in the attic and crawlspace "to prevent mold". I was not sure... Josiah accommodated my call in his busy schedule. He came to perform the mold inspection, climbed up the attic (100+ degrees), crawled the crawlspace, collected several samples, and expedited to the lab. We got the lab result back in time, right before the deadline of inspection contingency.  In the following days, with Josiah’s support, the buyers and I learned more about mold and remediation, the causes and the costs and beyond, and most importantly, the post remedy inspection, recommended by Josiah, to fully protect my buyers. Finally after the post remedy inspection, the buyers made educated decisions about the transaction, just in time to avoid additional costs. I cannot tell you enough how much we all appreciate Josiah. His timely help and professional support, saving the buyers a lot of troubles and lot of money in the future. Most of all, it brings me a great peace of mind, which is priceless. Thank you, Josiah.
